Rough Custom home costs are figured on the cost of the build per square foot without the cost of the Lot. A low end cost of a custom home will start around $325 a square foot which includes the cost of the design of the home, the engineering, the build cost from the foundation to the final finishes. This cost does not include the cost of the Lot. In some cases depending on the lot, this cost would include the tap fees for the utilities, water, and sewer. These tap fees can vary greatly and in some cases, will be in addition to the low end $325 a square foot build cost.
Costs per square foot will vary depending on the type of design of the home, the materials and finishes selected for the home. An average time for a new home build will vary from 9 months to just over 12 months depending on the size and complexity of the design and build. These average time frames are from the time ground is broken for construction. The design process could take several months depending on the client and how much time is needed for that particular client and the approval process for the permit before construction can vary from (2) weeks to (3) months depending on the jurisdiction of where the home is being built.

Commercial remodel costs will vary depending on the size of the space and how elaborate the layout and finishes are. There is no set per square foot cost for commercial remodeling, but it will depend on the design and what is requested in terms of product and finishes.

New Builds

New commercial buildings costs will vary on layout, number of floors and the extent of the finishes of the number of internal units. Some units are intentionally left unfinished for future tenants to finish. New commercial builds can range from $325 a square foot and up without the cost of the land. Those costs do include the cost of design, engineering, and permit but do not cover the costs of taps and some of the surprise costs the city imposes in terms of Right of Way, replacing sidewalks and alleys, etc because they want you to upgrade the area around you.

These types of costs can’t be predicted and will be added to the build cost when the City requests these to be done in return for approving the project permit. The time for a permit to be approved for a new commercial building can be as short as 3 months and can be 2 years depending on the review process and the workload of the jurisdiction. The time to complete a commercial project can be as short as 9 months and can range to several years depending on the size and extent of the finish of the new build.

Additions often involve not only the cost of adding on to the home, but also remodeling part of the house due to the addition.  Addition costs can start around $150,000 and go up to $800,000 or more due to the size, finishes and extent of home remodeling that needs to be done in conjunction with the addition.  An addition cost will take 3-8 months depending on the size and extent of the project.

Master Bathrooms

Master bathrooms range from small with a small shower/tub combo with a single vanity and toilet next to the vanity to large 5-piece bathroom with linen closet. The costs of these types of bathrooms vary and will vary depending on the extent of the remodel. A full replacement of all vanities, plumbing fixtures, tub and tile in bathroom for small to large master bathrooms will vary from $60,000 to $120,000 on average. The costs of the remodel will depend on the size of the bathroom, the number of fixtures being replaced, the number of cabinets, the size of the showers and the type of finishes selected to go into the bathroom. A master bathroom will range from (1) month to (2) months to refinish depending on the size and extent of the remodel.

Guest Bathroom

Guest bathrooms are a typical size of about 5’ wide by about 8’ or 10’ long. These bathrooms are often used by the kids and are deemed the “kids bathroom” in houses where there are no guest rooms but kids rooms. These bathrooms generally have a tub/shower combo, a toilet next to the tub and a single vanity or in some cases a double vanity, depending on the length of the bathroom. The costs of remodeling the guest or kids bathroom run around $40,000. The costs of the remodel will depend on the size of the bathroom, the number of fixtures being replaced, the number of cabinets, and the type of finished selected to go into the bathroom. A guest or kids bathroom will average about (1) month to refinish.

Kitchen remodel costs vary widely and there is no standard average due to the sizes of the kitchens in homes today. The main driving costs for kitchen remodels are the cabinets, countertops and appliances. Outside of these (3) main driving items are the replacement of sink, disposal, faucet, and backsplash. Kitchen remodels costs also vary widely because often times clients want to move the sink, stove, fridge, and hood to different locations in the kitchen which involves opening up the ceilings, floors or ceilings below the kitchen in order to move all of these items to the new locations. These moves add cost to the remodel. Kitchen remodel costs will range from $90,000 to $150,000 and above depending on what the design will be, the extent of items being moved, the size of the kitchen and the types of products and finishes selected to go into the kitchen. A kitchen remodel will average between 2-3 months depending on the size and extent of the remodel.
